Booking Terms and Conditions

  • No additional guests will be allowed above the number of guests booked for.
  • Bookings should only be made by adults (over 18 years of age)
  • Credit card for lead guest required on check-in
  • Photo ID for all guests required at check-in
  • Check-in time 4pm – 10 pm
  • Check-out time before 10 am
  • We can not confirm a booking without a deposit equal to 50% of the total rental value.
  • Cancellations can have a significant impact on us. If a cancellation occurs within 60 days of arrival, you will be charged in full unless we are able to re-let the property.
  • We would recommend that guests purchase suitable holiday cancellation insurance to cover for this eventuality.
  • Booking deposits/reservations can be paid for using PayPal or bank transfer.
  • To amend or Cancel Your Booking, please email or call us. We will ask that any requested changes are notified to us in writing.
  • A security deposit of €250 is required for each booking. This will be returned, using the method paid by, 7 days after your stay, on the condition of no breakages, damage, additional cleaning, or excessive use of electricity or services.
  • In the rare case that due to unforeseen circumstances we cannot deliver the property booked, you will be offered alternative accommodation dates or given a full refund
  • Children under the age of 16 must be supervised at all times.
  • Pets are allowed only by PRIOR arrangement and subject to availability.
    Additional charges apply of €25 per pet, per booking.
    Do clean up after your pet.
    No pet is allowed to enter the eco swimming pool.
    No pets are allowed on the furniture or beds
  • No parties are allowed and no loud music is to be played after 12 pm.
  • No smoking inside the property at any time is allowed. The use of flammable or dangerous liquids/products is strictly forbidden.
  • You and your guests have an obligation to leave the apartment and public guest areas in the same condition as you found them – tidy, clean and with no damage. This includes taking out rubbish and recyclable materials on a regular basis. Please use the bins provided. 
  • Before you check out, please be sure that all washing up is done.
  • In the event that extra cleaning is required (other than the normal cleaning we carry out), additional charges will apply. 
  • You are responsible for taking care of your personal belongings and valuables left inside or outside your apartment. When leaving your apartment during your stay, we advise you always to lock the door and close the windows. We are not responsible for any stolen or damaged items. 
  • When you leave your apartment, please switch off the lights and electrical appliances. 
  • We reserve the right to terminate your booking immediately without being liable for any refund or compensation if you engage in unacceptable behavior that causes a disturbance or nuisance to neighbours or violate the rules or statutes in place to secure well being of all guests and neighbours.
  • Due to our sewage system, please do not put any waste other than natural waste into the toilets.
  • Swimming pool – use at your own risk. Children under 16 to be supervised by a responsible adult at all times. No diving. No glassware in the pool or around the pool area. Please keep to the circular swimming zone and don’t disturb the planted areas.
    Use reef-friendly suntan cream or shower off before swimming to protect the natural state of the eco pool. No bodily fluids in the water, please!
    Please note that this is a natural bio pool with no chemicals. There may be occasional harmless living creatures such as frogs spawn in spring, dragonfly larvae and water snails in the water.
    It is also quite deep and unheated, to maintain a cooler temperature.
  • Any complaints or problems will be considered only if you report them immediately during your stay. If you have any issues with anything in your apartment, please notify us immediately.
